WHY SOCIAL MEDIA MARKETING?

Have you been thinking about using social media in your marketing strategies? Below we have 7 points as to why social media can be a benefit in your real estate marketing

  1.  VISIBILITY: As Jarred James would say "Visibility trumps ability" You can be the best REALTOR out there but if people don't know you are in real estate, you can be at a loss. So, you can post new listings, memes, personal content and a consistent message that talks about you and the industry you are in.
  2. TARGETED ADVERTISING: Although there are restrictions in Canada when it comes to targeting an audience with listing posts, determine the target market for introducing and advertising yourself.
  3. COST EFFECTIVE: Filming videos, posting on Facebook, Instagram, Youtube, this is all free. You can add a budget to your social media advertising to reach a wider audience. However, social media marketing is a cost effectve way of marekting yourself to your own sphere as much as you choose to do so.
  4. BUILDS TRUST & CONFIDENCE: You may have never met some of your social media sphere. However, if you continuesly provide content, with your face inclided, you will build confidence in the information you are providing as well as confidence in yourself as a realtor.
  5. LEAD GENERATION & TRAFFIC TO YOUR WEBSITE:  You can direct traffic to your website through social media posts (ie. such as posting a story on your Facebook & Instagram with a link to an open house page on your website) and you can capture leads!
  6. HUMANIZING YOUR BRAND: You are a big portion of your brand! You want to connect with people on a personal level and are great ways to tie in incredibility into your niche! An example, if you are a REALTOR that specializes in farming, I will take you along on some farm activities, farm listing or posting about agriculture informtion about my local area as efforts to reach those in my niche.
  7. EASY TO TRACK YOUR EFFORTS THROUGH INSIGHTS: Many of the marketing efforts that REALTORS historically promote (ie. radio advertisemeents, signage) can be difficult to track. But, social media has analytics available to you to help you track and determine which of your efforts are making the msot impact and reaching a larger audience.

Welcome to Century 21 Lanthorns blog page!

The 4 Tips to set you apart from other REALTORS®:

  1. Let your personality shine. Your personality is what makes you, you and is what sets you apart from others. Allow your personality to come through in your conversations and your social media marketing to attract clients and customers naturally.
  2. Create content. An extremely useful and effective way to reach an audience is by consistent output of content. Social media content is one of the cheapest and most effective ways but there are others such as radio and signage advertisements. By continuously putting content on platforms such as Instagram, Facebook or Youtube, you're more likely to reach a greater community and in turn setting you apart from other REALTORS®. Unique content that showcases your fields of interest and personality is preferred however, any content is better than no content!
  3. Be attentive (ie. Get to know the clients/customers). It’s easy to quickly forget key details and even basic details when speaking with potential clients. However, making an effort to be attentive and remembering those details are what is going to set you apart from other REALTORS® in the industry. You will be memorable yourself as a REALTOR® who pays attention and is attentive to all that the clients have to say, which is extremely important.
  4. Maintaining a reputable stature in the industry is ultimately a key factor in setting you apart from other REALTORS®. In the end, having a positive reputation not only in the public world but in the industry will ultimately be a deciding factor in winning or losing some deals.

The 4 D's Of Email Organization

Visit our website for more information on Century 21 Lanthorn Real Estate Brokerage Ltd.

Or give us a call at 613-967-2100

264 Front Street, Belleville, Ontario, Canada

WELCOME TO CENTURY 21 LANTHORNS BLOG!

Today we have Joelle Briggs, our operations manager, talking about email organization. She provides the 4 D's of email that allow you to organize your email. Which in turn, aids in the organization of your business life.

  1. DELETE IT: You ultimately save a lot of time in your day if you don’t touch your emails multiple times. Therefore, if it is a junk email, delete it immediately. Don’t reread or have your eyes scan over it multiple times before disregarding it from your inbox.
  2.  DELEGATE IT: Is this really an email you need to be dealing with? Or is it something someone else can manage? If not, delegate it immediately. Don’t take the time to reread the email before deciding who on your team or within your organization will be dealing with that email. Send it to them right away so it can be dealt with in a timely manner.
  3. DEAL WITH IT: Is it really an email that needs to sit in your inbox or is it something you can deal with right away? If it is and it will take you 5 minutes or less, deal with it right then and there. That way it is dealt with in a timely manner and out of your to do list.
  4. DATE/DIFFER IT: This doesn't mean having it sit in your inbox. Instead, move it to whatever tool you are using as your to do list. Whether that list is in your gmail or CRM, put a date and time to deal with that email. Therefore, Date it for another day, while keeping it out of your inbox.

Welcome! Today we have Joelle Briggs, the operation manager at Century 21 Lanthorn, talking about 5 tasks your Realtor does that you may not know.

1. Great Realtors know their inventory. That means they scout out properties beforehand, and before taking you on showings to make sure that the appropriate properties are shown to you. This also means that when other REALTORS host agent open houses, your realtor will attend to ensure that they have a great idea if that home would be appropriate for you.

2. Not all properties are on MLS. That means that your Realtor networks with other Realtors in the local community in which you are searching to make sure that they are aware of any upcoming listings that may not be going on the MLS system.

3. Your Realtor will have great ambition to find that property that suits your ideal criteria! Are there no properties on the market that you’re interested in? A great Realtor will find out your criteria and try to find that house. It may not be listed, but they may approach people to find out if they’re willing and ready to sell

4. Your Realtor takes care of all the paperwork. They draft the offer and make sure that everything is ready to go for closing. This also means making sure that everything is sent off to your lawyers office.

5. A local Realtor knows the zoning bylaws and any planning use issues that may affect the land that you’re intending to purchase. This means that your Realtor will be able to aid you with questions and/or concerns with properties you are looking at.
